How do you handle a leaking roof?
The first thing you need to do is to try to locate the reason for the leak. Most leaks occur where there is some sort of juncture on your roof, either the place where you have two different roofing slopes that meet, a dormer window, a chimney, or other pipe or spout that had to have a hole created in the roof to accommodate that. Most times, the source of the leak is immediately obvious and you can get it repaired quickly. Other times, the source of the leak is more difficult to isolate, requiring the services of a roofing professional as a small leak can channel water from the leak along a beam or wall to an entirely different portion of the house.

Roof System problems, what are the signs?
Most roofing systems are designed to provide trouble-free service for a very long period of time, however, the roof of your home suffers from the harshest and most extreme conditions Mother Nature is capable of producing. Depending on the nature of your roof, you may be more prone to problems from high winds, heavy winter snow loads, or blistering heat that breaks down some roofing materials more quickly than others. Homeowners typically discover a problem with their roof either by observing that there is a leak after a heavy rainstorm, or you can visually inspect your roof and see missing shingles or tiles. Problems with your roof can be more subtle than a dripping ceiling. Periodically inspect your roof, looking for cracked, warped, or missing shingles or tiles. Inspect flashing and make sure it has not shifted or deteriorated. Inspect your gutters to make sure there isn’t excessive roofing debris inside. If you suspect you may have a leak, check the inside of your home by looking for signs of water damage such as peeling wallpaper, discolored walls or ceilings, or cracked or areas where the paint has appeared to bubble. This will occur when water is running between the wall and the paint or wall covering.

Be sure to adhere to the building codes in your area, as each building area has different code specifications. Your roofing professional will have answers to all of these questions. What are the advantages and disadvantages of different roof coverings like asphalt shingles, slate, metal, cement, or tile?
• Asphalt Shingles – These are the most common roofing materials in use today. Approximately 80% of all homes are covered with asphalt shingles because they are the most cost effective materials for roofing. They come in a wide array of colors, textures, and shapes, and perform well in all weather conditions. They are low maintenance, and are relatively easy and inexpensive to repair should a few become damaged. This roofing system is designed to be replaced every 20 years or if your home has suffered extreme damage from high winds, or other severe storm.

• Slate – This roofing system is initially much more expensive than asphalt shingles, but when figured over the lifetime of the home, the per-year cost is considered to be relatively low. Slate is very adaptable, and comes in a number of styles and colors that you can match to your home’s architectural style. Slate is a natural product and is considered to have a low environmental impact. Slate gives you excellent protection from water, and installers of a slate roof know that it is going to be in place for a very long time. Because of this, they will take very great care in the installation of your roof. As with all roofing systems an annual inspection to evaluate the condition of the tiles and whether any need to be replaced is necessary.

• Metal – Metal roofing is another long-lasting material, and almost never needs to be replaced, saving you a lot of money in materials and labor over the full lifespan of your roof. Metal roofing will not burn, and outperform most other roofing systems in high winds, including hurricane force winds. Hail cannot penetrate metal roofing, and it provides a nearly totally waterproof surface. It reflects the UV rays of the sun, and contrary to popular belief, the sound of rain on a metal roof is not any louder than on any other roofing surface. Metal roofing will last longer than virtually any other roofing system. You can change the color by applying a special metal roofing paint that must be applied by a licensed contractor.

• Cement or tile roofing – This material has been used in Europe and Asia for centuries. They will withstand most any wether conditions, often lasting longer than the building it is protecting. Roofing tiles are available in a great many colors and styles and can surface the roof of a house whether it is a Mediterranean style, Spanish, or a more contemporary look. Cement/tile roofing is designed to last anywhere from 50 to 100 years, and often much longer than that. Most warranties for this type of roofing system are approximately 50 years. They are not susceptible to rot or pests, and are designed to withstand even the most severe of weather conditions. Known to be environmentally friendly, cement/tile roofing material can easily be reused into new tiles. They are fire-proof, and are outstanding in terms of insulation, saving you money both on your fire insurance rates as well as your utility bills. This type of roofing system is likely the most expensive you can purchase, but because it is considered to be a lifetime roof, you’ll install it once and never think about it again. As with all roofing systems, inspect it once a year, but usually you’ll find no deficiencies.

What will a new roofing system cost?
Each roofing material has a different set of price points as the cost of materials, shipping, and installation varies widely. You will also have to take into account where you live, what your local labor costs are, and what time of year it is. Try to value your roofing system according to the cost of materials and installation as well as the duration of the roof. Workmanship and the quality of the materials you choose to use will ultimately be more valuable to you down the road, than the money you pay today.
